The prices of residential premises in the fourth quarter of 2021 increased by 3.9%. compared to the third quarter of 2021. On the primary market, prices increased by 4.2%, and on the secondary market by 3.7%. – reports the Central Statistical Office (GUS).

Prices of residential premises over 12%

Compared to the corresponding period of 2020, the prices of residential premises increased by 12.1%.

The prices of flats on the primary market increased by 11.9%, and on the secondary market by 12.2%. – it follows from the data of the Central Statistical Office.

In the last quarter of 2021, compared to the last quarter of 2020, the highest increase in the prices of residential premises in the Warmian-Masurian Voivodeship by 15.2% was recorded. , and the smallest increase – in the Lubuskie voivodeship (by 7.6%).

When calculating residential price indices for 2021, the secondary market is assigned a weight of 52% and the primary market – 48%.

On the other hand, the offer prices in the advertisements active in 2022 on March 15 were higher than on February 23. On average, they increased by about 1 percent. And in some cities – such as Białystok or Radom – even by 4 percent.

Only lower prices in Katowice and Sosnowiec

The only cities where prices dropped (by 1%) were Katowice and Sosnowiec, according to data collected by Expander and Rentier.io.

The prices will for now still go up

Prices of residential premises seem still to go up for now, but today it is expected that the interest rate will be put up again.

That and the war in Ukraine plus inflation will undoubtedly cool down the market but the lack of apartments for rental will of course have a different effect on the entire residential market.

It of course also depends where in Poland because there is a huge difference in the prices and some of the highest prices are in the Polish capital and way lower in the smaller cities in Poland.
